2. Lawyer

For your lawyer handling your property purchase in Portugal, we recommend you set aside another 10% on top of your property price, to cover your costs, including their fees, Government fees and taxes. We have a few lawyers we can recommend, the one that we most regularly recommend to our clients works just less than half a mile from our shop. This lawyer speaks English and Portuguese and will correspond with you in English.

To begin your property journey, acquire the services of a lawyer in the Algarve, get a quote from your chosen lawyer to help with your property purchase, ask for a set price to include setting up your NIF number, opening a bank account, due diligence for and completing on your property purchase. There are also some tax and citizenship benefits when buying a property in Portugal, which your lawyer can advise and support you with.

3. Bank Account

You will need a Fiscal Number (sometimes referred to as a Contribuite Number) in order to open a Euro Bank Account in Portugal. We recommend Millennium Bank for several reasons, we have personal experience of their service for our business and personal finances, they are a major Bank operating in Portugal with branches found in many towns and cities with cash points easily found and they offer online banking wherever you are, in English.

4. Surveyor

It is actually not as common to hire a surveyor in Portugal compared to the standard procedure when you purchase a property in the UK. This professional qualified independent surveyor is English speaking and produces his report in English, he has a set process to follow but you can also ask him for anything specific you want checked and reported on.

6. Insurance

We use the services of a small friendly family business next to our shop in the Algarve. We find their services are very cheap, quick, helpful and personal. They are Portuguese which is why they may sometimes be cheaper than some English speaking companies. Sometimes you do pay a premium for English speaking staff and having documents in English rather than Portuguese. As your Property Manager we can liaise with them for you to get quotes to set-up your insurance for your building, contents, car and health. 7. Government

You will need to get a NIF number (sometimes known as a Fiscal or Contribuite Number) to open a Bank Account, purchase a property, own a car etc. This is a Government Tax number from the Finance Department assigned free of charge to every part-time or full-time resident in Portugal. It is a tax number so that you are legally registered with the tax department to meet your obligations in Portugal.

Some people like to do their own research and complete their own online forms direct on the Government websites in Portugal, though many topics are translated into English the majority of the Government information, guidance, instructions and forms are in Portuguese. It is quite common to acquire the services of your lawyer to complete forms and apply for requirements on your behalf, according to Government legislation.
